Who is responsible

Modus Boreal is operated by Hauson Media OÜ, a company registered in Estonia (registry code 16410591). Hauson Media OÜ is the controller for personal data collected through this site. For privacy questions, write to janar@modusboreal.com.

What the inquiry form collects

If you write through the form on the homepage, we receive your name, email address, an optional note about the property or project, and your message. We use these details to reply to your inquiry and, where it is useful, to prepare a proposal. Writing directly to the same address is handled in the same way. The form is not used to build a mailing list.

Legal basis

You send the message so we can respond. That request is the reason we use the details: steps taken at your request before a possible contract, under Article 6(1)(b) of the GDPR.

How long it is kept

Correspondence is kept only as long as needed for the conversation and any business relationship that follows. When it is no longer needed, it is deleted.

Who else sees it

We do not sell personal data, and we do not share it for anyone else’s marketing. The message is delivered by email to janar@modusboreal.com. The hosting and email services that run this site and carry that mail process it only so the page and the message can be delivered. Inquiry details are not passed on beyond that. Visit statistics are separate, and are described under Analytics. They do not include what you type into the form.

Fonts, scripts, and cookies

These pages use the typefaces Cormorant Garamond and Inter. The font files are served from this site’s own server. The homepage also loads the GSAP and ScrollTrigger libraries from this site’s own server, used only to animate the page as you scroll. If those files do not load, the text and the form still work. We do not use advertising tags or social trackers.

Opening the homepage sets one cookie: the PHP session cookie, usually named PHPSESSID. It is strictly necessary. It stores a security token that protects the inquiry form against submissions from another site, and it carries the confirmation or error back to the page if you send the form without JavaScript. It is not used to recognise you on other websites, and it is not used for advertising. It is a session cookie, cleared when you close the browser. How often the form may be sent is limited on the server, from the connection address. That limit is not stored in a cookie. The analytics described below do not set a cookie.

Analytics

On the public site we use Umami to understand which pages and campaigns work. The tracker script is served from this site, and it then sends visit statistics to Umami Cloud. It is cookieless, and it does not follow you across other websites. Your name, email address, and message are not included.

Umami’s documentation says its standard analytics do not store a visitor’s IP address in the analytics record. The address is processed briefly to count the visit and to estimate a location, and it is not kept in that record. Umami’s privacy policy adds that an IP address may still be written to separate operational and security logs by Umami or its infrastructure providers. Those logs are not the statistics we look at.

What we see is aggregate: pages viewed, which sections of the homepage were reached, the referring site, campaign tags on the link you followed, device type, and country. We count a section once each time the page is opened, without a cookie. Umami’s metric definitions also include region and city from the same location lookup, along with browser, operating system, and screen size.

The legal basis is legitimate interest, under Article 6(1)(f) of the GDPR. You can object by writing to janar@modusboreal.com.

The processor is Umami Software, Inc. Their privacy policy is at umami.is/privacy. Umami states that its cloud servers are located in the US and the EU, and that the region selected on the Umami account determines where the analytics data is stored (Umami Cloud FAQ).

Your rights

You can ask for access to the personal data we hold about you, for a correction, or for deletion, and you can object to our use of it. Write to janar@modusboreal.com. You can also lodge a complaint with the Estonian Data Protection Inspectorate (Andmekaitse Inspektsioon).
